When I was looking for my dream property in France, I visited lots, and what soon became apparent is that many sellers take photos that do not show the true aspect of the houses. I would visit and find that it was next to a busy road, or had neighbours very/too close, and I was wasting my time. Limoges is the nearest city and is 40 minutes away by car, it has all that you expect, along with some fantastic history and architecture
Limousin is the land of lakes, many of them offer watersports, swimming, fishing and tree climbing activities, many have beaches and a lifeguard during the summer season.
France is home to cycling, and you do not have to travel far to find clubs and groups of avid participants, or for the less serious, there are trails and routes to follow all around here.
Plenty of walking opportunities locally, football, tennis, table tennis and judo clubs are in Oradour and St Laurent.
Seasonal fetes happen right through the summer and some too in the winter moths, these celebrate religious holidays, apple or chestnut harvest, and in Oradour each year there is a huge fun fair which takes over the centre for up to a week, people travel quite far to visit it, a big hit with the children!
Mushroom picking is very popular in the area and I have known people (who know the secret spots) travel from Limoges to the woods away just to pick cepes and mushrooms.
La Rochelle is great for the sea and beaches, it's less than 3 hours in the car
Clermont-ferrand is great to visit in the summer for walking th volcanos, or in the winter is a very popular ski resort and is around 3 hours away
During the summer especially, this area is very popular with British, Dutch and Belgian tourists, amongst other nationalities

Interior
Being a rustic built property, all the walls are very thick local stone (including rose and white quartz), with oak beams and trusses supporting the roofs. Some of them have been created with no finesse and are literally rough cut tree trunks of huge dimensions.
Inside faces of the walls are mostly lime plastered, all the other walls and ceilings inside are either plasterboard or tongue and grooved boards
Flooring downstairs is concrete in the kitchen/living and pantry areas, with two bedrooms having parquet, upstairs the flooring is all original hand cut floorboards which are nailed down, these have been refinished in the past
Very large kitchen/living/dining (38.5 metres square) space with fireplace and glass fronted woodburner (incorporates back boiler), plumbing for dishwasher & washing machine
Off the kitchen is a small hall with access to the pantry and bedrooms 1 & 2
Staircase is handmade and many guests comment on it, this leads to the first floor landing, off which you'll find the master bedroom, bedroom 4, bathroom, office and gallery.
Although the habitable space is 129m, there is a high vaulted ceiling to all the first floor
Master bedroom is 31.5 metres square with a 3.3 m vaulted ceiling, being triple aspect, having windows to East, South & West, South window being the largest, they look out over the land, trees and farmyard with barns (would be great to make the large window into a door and build a balcony here, subject to planning)
Bathroom has a rooflight, slipper bath and double shower cabin. Wall and ceiling are white toung and grooved panelling, floor is original hand cut planking.

Property is set back from the single track road, usually only the farmer to the East uses the road as it becomes private just past the gate, neighbours are 300 metres away. House is surrounded by the land and access to the farmyard is through a 3.65m (12ft) wooden gate.
Long dwelling lying North to South, across the farmyard are two barns, one very large and one large, around the corner of the North end of the houses is the third barn which is mainly used for firewood storage currently.
All the land is attached and has an abundace of the following apple, plum, peach, cherry, hazlenut and walnut trees. also blueberry, blackberry, raspberry, gooseberry, blackcurrent, redcurrent, strawberry, sloe berry and elderberry. Other trees found on the land are oak, chestnut and willow
I bought the house in 2010 and since then no pesticide or herbicide has been used on the land, it is in my opinion very
close to being organic, and so I have grown tomatoes, courgette, asparagus, pumpkin, rubarb, kiwi, kiwi berry, potatoes, peppers, chillis and cucumbers plus more, safe in the knowledge of their origins
Being so peaceful, the house has resident barn owls, little owls, sparrowhawks and at night gets visited by deer and occasionally boar. Also its ideal for bird watching/photography as every day kites and buzzards can be seen flying over the house or sat on the fence at the side of the road as you drive past. Recently a hoopoe has been visiting, and sometimes if you are lucky a woodpecker
Night skies are a wonder to behold, due to low light pollution, on a clear night it is possible to see thousands of stars, the milky way and other beauties.
Withing the terrain is the recently installed fosse waste sytem.
