Property Description

Price Reduced!!!! Rural Farm - 2 Houses, Land & Barns - Potential to Expand into the Second House - Gite Development Potential - Very Quiet Location

Summary
Rare opportunity to purchase an old farm made up of two traditional stone dwellings, and three substantial stone barns, all set within it's own gated grounds amounting to 19,323 square metres (1.9323 Hectares).
Having a borehole and water well, this property lends itself to many possibilities including off grid living or a self sufficient lifestyle. A spring fed drinking trough lies adjacent to the main gate, and is bordered by yellow and purple iris.
It is common for new visitors to comment on how 'it's a very peaceful and quite spot'
One of the houses has 4 bedrooms, bath & shower room, large kitchen/living area incorporating a large fireplace underwhich is a glass fronted wood burning stove which has a backboiler.
Many of the rooms have exposed oak beams and original wood floors
Second house is attached and ready to renovate (could be a rental gite), the interior having already been sand blasted. It's for you to decide, but when completed it could be a 3/4 bedroom property. It is the older of the two houses and also has the oak beams and wood floors
It could (with appropriate consents) be incorporated into the other house, to make a very large property or left independant which could perhaps provide a rental income if desired, perhaps a gite?
A complete waste and fosse system was installed and approved by SPANC in 2021 with sufficient capacity for both houses
This property is ideal to develop (subject to planing & approval) into the following businesses, yoga retreat, cattery, kennels, camp site or storage facility due to the distance from neighbours and location, but equally could be a smallholding, permaculture paradise or eco retreat and wonderful home

Location
Within the Perigord Vert park, surrounded by open fields and trees, Very safe area with minimal crime
Nearest villages are Oradour sur Vayres and St Laurent sur Gorre, both under 6 kms from the house. Having schools (bus for the primary collects from our own bus stop!), supermarkets, boulangeries, restaurants, La Poste, tourist office, libraries, doctors, pharmacies, garden centres diy shops and Gendarmerie
St Junien is 20 km from the house and is much bigger, a wider selection of shops, bars, cafes, restaurants and bigger supermarkets like Aldi, Lidl, Leclerc and Super U. Cinema and hospital
Limoges is the nearest city and is 40 minutes away by car, it has all that you expect, along with some fantastic history and architecture
Limousin is the land of lakes, many of them offer watersports, swimming, fishing and tree climbing activities, many have beaches and a lifeguard during the summer season.
France is home to cycling, and you do not have to travel far to find clubs and groups of avid participants, or for the less serious, there are trails and routes to follow all around here.
Plenty of walking opportunities locally, football, tennis, table tennis and judo clubs are in Oradour and St Laurent.
Seasonal fetes happen right through the summer and some too in the winter moths, these celebrate religious holidays, apple or chestnut harvest, and in Oradour each year there is a huge fun fair which takes over the centre for up to a week, people travel quite far to visit it, a big hit with the children!
Mushroom picking is very popular in the area and I have known people (who know the secret spots) travel from Limoges to the woods away just to pick cepes and mushrooms.
La Rochelle is great for the sea and beaches, it's less than 3 hours in the car
Clermont-ferrand is great to visit in the summer for walking th volcanos, or in the winter is a very popular ski resort and is around 3 hours away

During the summer especially, this area is very popular with British, Dutch and Belgian tourists, amongst other nationalities

Interior
Being a rustic built property, all the walls are very thick local stone (including rose and white quartz), with oak beams and trusses supporting the roofs. Some of them have been created with no finesse and are literally rough cut tree trunks of huge dimensions.
Inside faces of the walls are mostly lime plastered, all the other walls and ceilings inside are either plasterboard or tongue and grooved boards
Flooring downstairs is concrete in the kitchen/living and pantry areas, with two bedrooms having parquet, upstairs the flooring is all original hand cut floorboards which are nailed down, these have been refinished in the past

Very large kitchen/living/dining (38.5 metres square) space with fireplace and glass fronted woodburner (incorporates back boiler), plumbing for dishwasher & washing machine
Off the kitchen is a small hall with access to the pantry and bedrooms 1 & 2

Staircase is handmade and many guests comment on it, this leads to the first floor landing, off which you'll find the master bedroom, bedroom 4, bathroom, office and gallery.

Although the habitable space is 129m, there is a high vaulted ceiling to all the first floor

Master bedroom is 31.5 metres square with a 3.3 m vaulted ceiling, being triple aspect, having windows to East, South & West, South window being the largest, they look out over the land, trees and farmyard with barns (would be great to make the large window into a door and build a balcony here, subject to planning)

Bathroom has a rooflight, slipper bath and double shower cabin. Wall and ceiling are white toung and grooved panelling, floor is original hand cut planking.

Room sizes in square metres approx (imperial):
Kitchen/Lounge = 37 (121ft)
Bedroom 1 = 17 (56ft)
Bedroom 2 = 13.6 (45ft)
Bedroom 3 = 15 (49ft)
Master bedroom = 31.5 (103ft)
Pantry = 3.3 (11ft)
Bathroom = 7.5 (25ft)
Office = 7.6 (25ft)

Ceiling at ridge upstairs is 3.3m (11ft)

2023 a new German twin wall stainless steel flue was installed on the kitchen woodburner

Exterior
Property is set back from the single track road, usually only the farmer to the East uses the road as it becomes private just past the gate, neighbours are 300 metres away. House is surrounded by the land and access to the farmyard is through a 3.65m (12ft) wooden gate.
Long dwelling lying North to South, across the farmyard are two barns, one very large and one large, around the corner of the North end of the houses is the third barn which is mainly used for firewood storage currently.
All the land is attached and has an abundace of the following apple, plum, peach, cherry, hazlenut and walnut trees. also blueberry, blackberry, raspberry, gooseberry, blackcurrent, redcurrent, strawberry, sloe berry and elderberry. Other trees found on the land are oak, chestnut and willow
I bought the house in 2010 and since then no pesticide or herbicide has been used on the land, it is in my opinion very
close to being organic, and so I have grown tomatoes, courgette, asparagus, pumpkin, rubarb, kiwi, kiwi berry, potatoes, peppers, chillis and cucumbers plus more, safe in the knowledge of their origins
Being so peaceful, the house has resident barn owls, little owls, sparrowhawks and at night gets visited by deer and occasionally boar. Also its ideal for bird watching/photography as every day kites and buzzards can be seen flying over the house or sat on the fence at the side of the road as you drive past. Recently a hoopoe has been visiting, and sometimes if you are lucky a woodpecker
Night skies are a wonder to behold, due to low light pollution, on a clear night it is possible to see thousands of stars, the milky way and other beauties.
Withing the terrain is the recently installed fosse waste sytem.

Additional Details
Property has mains water and electricity
Fibre internet
Hot water is provided by a solar panel, wood burner and if necessary an immersion heater
Possibility to become off grid if onsite water is used and with the addition of a solar panel system
At the South boundary of the land is a concrete lined and lidded borehole which is piped into the most southerly barn
To the south end of the houses is an old stone well, these water sources could be filtered and fed into the house without much work.
Refuse collection is from the gate
