This property includes a former house, adjoining barn, detached barn, spring, and a beautiful plot with trees. The annex was once a small house with a barn, but its roof is completely damaged, especially at the front. The building is still salvageable with a footprint of 85m2.The main building, with a footprint of 150m2, forms an L-shape with the annex, creating a lovely courtyard.The house has a relatively recent roof in the front, though a few slates are missing at the ridge, allowing water to enter. The house retains good oak beamed ceilings. At the back, the roof is older with natural slates, and some slates have been damaged by hail.Inside, there's a living room (23m2) with a fireplace, bread oven, tiled floor, and beautiful beams. A partition wall leads to the entrance hall (10m2) with toilet. One step lower, there are two small rooms, with a second front door. The living room could be expanded to 33m2, using the second door as the main entrance. By removing the interior walls, the next section would create a space of about 17m2, currently divided into a hall and two rooms of 6.5m2 each.Two steps lower, you reach a former cellar that is now flooded. A spring next to the barn has a drainage system under the barn and stables, but it's clogged, causing water to stagnate. Since the land slightly slopes, this problem should be easy to resolve for an experienced renovator. Digging a pond could be a nice option here.The first floor has a former bathroom (3m2) and three bedrooms: one of 13m2 with a height of 2.60m, and two lower rooms (12m2 and 16.5m2) three steps higher, with ceilings of 2m. The ceiling is open to the attic, which could be raised or removed to expose the full height to the roof ridge.The land slopes slightly at the front, while at the back, there is a higher-level municipal dirt road. At this level, there is access to the top of the barn, where the farmer used to drive his tractor. There's a concrete intermediate floor, the ceiling of the former cellar, which is now flooded. About 70 cm higher, in the barn, is a large space above the other large stable. From the barn, there is also access to the attic of the house.One side wall of the barn has been damaged by a tree that grew into it, and though the tree has been cut down, the stones have shifted, so repairs are needed.The plot is partly grass, partly overgrown woodland. It could be turned into something truly beautiful.
