At the gates of Montpellier, large wine estate with its majestic 19th century Montpellier folly to be completely renovated, surrounded by 65 ha of vines in one piece with many grape varieties. Since Roman times, these lands have been dedicated to wine growing due to its strategic geographical position, close to the Via Domitia and the trade that resulted from it. The estate as it can be seen today was built in 1850 in the typical style of the Folies de Montpellier and its region: its heart forms a U with its castle with its two wings, with the cellar on one side and the stables on the other. The position of the vineyard is ideal and its accessibility easy: less than 30 minutes from the airport, 10 minutes from the A9 motorway and access is direct via a busy national road that favors direct sales. The vines, regularly renewed, extend over 65 ha in one piece up to the edges of the Gardiole massifs, on a total of just over 69 ha of agricultural land. Production amounts to between 5,000 hl and 6,000 hl in good years. The entire building is broken down as follows: - The château itself represents approximately 540 m² with its 23 rooms spread over three levels with its large cellar. The interior has remained relatively preserved since its creation and has not undergone any modification, a complete renovation is nevertheless necessary. The château has exceptionally served as a reception venue for private events. The owners have taken care to maintain the roof by retaining its original composition with real cut slates. The building has a huge terrace, facing south-east, on the first floor which offers a dominant view of the adjoining 1.2 ha garden and the surrounding vines. - The East wing serves as a cellar with its 1150 m² with its gigantic door which allows for greatly facilitated management of equipment and vats. In the central part, we find a garage, a barrel cellar as well as a warehouse for dry materials which houses in one part a modern and recent bottling unit. - A 70 m² cottage adjoins the western part of the estate as well as a water tower, supplied by a local borehole 140 m deep. It is important to note that the Brl network crosses the farm, which has two terminals. - Still continuing to the west of the castle, a large secondary courtyard separated by a gate from the main part serves: - A former 300 m² grape harvesters' house, completely renovated into a storage space for bottles - A first 200 m² hangar which serves as a workshop for agricultural equipment - A room for phytosanitary products - A second 800 m² hangar for parking the machines used for the farm.
